Avoid Pitfalls by Learning the Answers to the “Hottest” Questions on the MNAR Legal Hotline

This course will identify and discuss the most common questions/issues raised by callers on the Minnesota Associations of REALTORS® Legal Hotline.  The instructor will draw on his insight from receiving 200-300 Hotline calls per month to offer ideas on how to avoid common mistakes and pitfalls.  You will hear actual scenarios about common legal claims made against real estate agents, areas of continuing confusion in agency, advertising dos and don’ts, the potential pitfalls with the increasing use of contract for deeds, and common intra-company issues, along with tips on minimizing liability and practical guidance in handling problems in these areas of your practice.  This course is equally suited for novice and veteran agents and brokers.

2011-2012 Real Estate Module – Residential Leasing
Time: 1:15pm - 5:00 pm

Credits: 3.75 hours of real estate continuing education approved. 

The course is designed to introduce the real estate licensee to leasing residential properties.  It will explore the content of the lease listing agreement, addenda and disclosures and identify issues and expertise needed when working with the homeowner.  The tenant agreement and rental application process will be covered. The course will also cover credit checks and fair housing issues when working with renters and landlords. Sample lease agreement content will be discussed along with how agents can assist and manage the move in process.  Risk management measures will be addressed along with how the licensee can assist when landlords and tenants have problems.  Includes required 2011-2012 Real Estate Module.

The Triple Crown Real Estate

Credits: 3.75 hours of real estate continuing education approved.  

This course is designed to give real estate agents a review of the principals and structures of the REALTOR® Code of Ethics and how it relates to their duties to clients and customers, the public, and other REALTORS®.  It will also review the basics of buyer and seller agency law in Minnesota including fiduciary duties and the 5 contractual relationship options.  Lastly, it will review the federal and state fair housing laws and show real estate agents how best to prevent discrimination in the field.  This course meets the 1 hour agency and 1 hour fair housing requirement.

E-Marketing 101
Time: 1:15 pm- 5:00 pm

Social media is changing the way the world is communicating.  Real estate agents need to adjust their methods of communications to effectively serve consumers looking to buy and sell real estate.  The instructor will help agents identify new social media tools to better market to consumers who will benefit from a higher level of knowledge, service and advice from their agent.

Legislative Updates
Time: 8:30am-12:15pm
Credits: 3.75 hours of real estate continuing education approved.
Understand what the new laws are, how they impact real estate and what implications exist.  This course covers the recent legislative changes which affect real estate sales.  Consumers and REALTORS® are best protected when they understand what the rules of the land are and how to comply with them!
Includes 1 hour agency and 1 hour fair housing requirement

PRELICENSE EDUCATION

Candidates for the Minnesota Real Estate salesperson license can now take their required course work on-line through Continuing Ed Express.  This is a first for Minnesota and we believe new agents will benefit from this option.  It will save travel time and expenses and have the luxury of working on pre-license courses anywhere, anytime.  It allows students to work at their own pace with starting and stopping points automatically saved.  There are also interactive exercises which gives students immediate performance feedback.
Continuing Ed Express is the exclusive online education provider for the MN Association of REALTORS® and we are excited to share this news with you.  Their pre-license course offers high quality content and easy-to-use navigation.  Just like many colleges or universities who offer online courses, MN license candidates now have this option.

NEW CONTINUING EDUCATION REQUIREMENTS

A new law will start to affect your continuing education requirements on July 1, 2011. As part of the continuing education that is due each license year, you will have to complete a module training course. (This is part of the 15 hours that are due each year, not in addition to it.) The course will be either 3.75 hours or 7.5 hours long and cover topics in real estate that are significant and are of current interest in the real estate market and profession. Brokers will also have the additional requirement to complete a module specifically designed to address issues relevant to brokers. Please note that commercial-only salespersons/brokers are exempt from these new module requirements. The Department of Commerce will publicize an outline of the topics covered by the module and the number of credit hours by April 1 each year. 

  • The topic for 2011-2012 is Residential Leasing and the number of credit hours is 3.75. An outline of the topics covered by the module has been published on the DOC website. Completion of this module will also satisfy the broker module training requirement for 2011-2012 (in other words, there will be no separate broker module course for 2011-2012).
  • For licensees to get credit for the module and complete the requirement, you must pass an examination taken at end of the course (as part of the approved credit hours, not after them). The examination will cover the module content. The examination will consist of 25 multiple-choice and true/false questions randomly selected from a pool of 100. The passing score is 18 or more correct. The examination questions were written by subject matter experts in consultation with the Department of Commerce.  This module must be taken with a successful, passing score on the exam by June 30, 2012.

As part of their expanded education program, the Minnesota Association of REALTORS® has hired several excellent instructors with background and extensive knowledge of residential leasing issues and we will be offering the required classes on a regular basis starting this fall.  While any school can offer these classes, we have taken the necessary steps to ensure that our instructors are well qualified on the subject matter.  We will be purchasing testing equipment, the examinations will be graded and licensees notified within the required ten days whether they successfully completed the exam.  The continuing education credit for the licensees who passed the examination will be uploaded to the DOC’s Pulse Portal system, also within that ten day period. Any licensee taking this module through the Minnesota Association of REALTORS® who did not pass the examination, will have an opportunity to take a second examination before having to re-take the course.
