TDLite™ has the same basic functionality found in TransactionDesk Pro (TDPro™). TDLite™ is simply and enhancement to the TransactionDesk™ service. Features such as form creation, document, transaction and contact management are available. Also all of your local Association/Board, MLS and custom broker forms found in TDPro™ are available in TDLite™.

TD Feature and Function Overview:
Easy to use Form Edit Toolbar
The TDLite™ form editor has a simple, easy to use toolbar that allows users access all of features and functions available. Functions such as saving, changing fonts, sending documents via fax and/or email, and much more are available at the top of the screen. Users never have to scroll through forms to try to find a 'save' button.
Store unlimited Forms
TDLite™ allows users to create and store an unlimited number of forms and contracts. TDLite™ users do not need to buy additional space to store forms.
Multiple Fonts, Colors, and Sizes Available
Users can select from 14 different fonts, 10 colors and 8 font sizes for their contracts. An auto-size feature will shrink long sentences or clauses to fit within the text input area on a contract.
Change Fonts, Colors, and Sizes for Individual Form Fields
Different Font sizes and colors can be selected for individual fields enabling users to highlight fields for a more professional look and feel.
Auto-Populate Transactions
Populate transactions and contracts with information from MLS listings, Tax/Property Records, contact database, Top Producer™ and/or previously populated transactions and forms. Custom integrations with brokerage systems such as Lone Wolf™ are also available.
Start a Transaction from a Form
TDLite™ enables you to use the information inside a form to start and auto-populate a new transaction.
Transactions Include Transaction Dates and Unlimited Number of Participants
TDLite™ transactions enable users to input all the information required to comprehensively track transactions. TDLite™ transactions include all of the important dates involved in a transaction (closing, listing, expiration, etc...) along with an unlimited number of buyers and sellers and other participants. Other forms systems track only the property information and limit the number of contacts. TDLite has been designed to enable users to easily include all of the transaction information without being forced to compromise.
Save Forms to Hard Drive with One Mouse Click
TDLite™ enables users to easily save any forms they are currently editing to their local hard drive. By selecting the 'local save button' located on the toolbar users have the ability to save the form contents on line and to also on their local hard drive.
User Managed Contacts Database
Users can create and modify their own database of contacts. The Contact database stores information for commonly used parties such as agents, brokers and lawyers. The information can then be used to auto-populate transactions, contracts and forms. Contact databases can be shared among multiple TDLite™ users.
Form and Document Merging
Forms and Documents merged together to create new documents. Packages of documents can then be stored locally or sent to external 3rd parties via fax and/or email.
Email and Internet Faxing
Forms can be emailed in read-only or editable format. Contracts can be sent via internet fax to clients for signing then emailed with signatures to both parties when approved.
Secure On-line Negotiation
Allows forms to be sent between securely to external parties and interactively negotiated and tracked on-line. A full audit trail of all changes and modifications is kept for each contract and form created in the service.
Watermarks
Can be embedded directly onto each page of a user's forms.
Quick Start Template Groups Include Forms and Documents
Make your own Form and Document Template Groups and insert multiple forms and documents into a transaction with one click. Some programs only allow you to add forms, TDLite™ allows for users to create quick start groups that allow for the automatic auto-population of forms along with the automatic insertion of any documents previously uploaded into the user's TDLite™ storage area.
Off-line Archiving
Transactions and forms created in TDLite™ can be archived to an indexed PDF file. This file can easily be saved to your hard drive or copied to a CD or DVD.
Audit Trails and Logging
All edits and modifications to each contract and form within the TDLite™ are stored so a complete revision history is available. TDLite™ also comprehensively tracks access to the service, incoming and outgoing fax and emails.
